Dry Fix System

What a Dry Fix System Is

For generations, the tiles at the edges and top of a roof were held on with sand and cement. Mortar works well when new, but it relies on sticking to the tile, and it never stops moving with the seasons. A dry fix system swaps that bond for screws, clips and purpose-made units that hold each tile mechanically.

The result looks crisp and even from the street, never needs repointing and copes far better with the wind and wet that an Irish roof faces all year round.

Why Mortar Gives Up on Roof Edges

Mortar on a verge or ridge sits in the most exposed spot on the whole house. These are the forces that wear it down.

FAQs

FAQs About Our Dry Fix Service

Common questions about swapping mortar for a dry fix roof system.

Is dry fix better than mortar?

For most roofs, yes. Mortar holds tiles by adhesion and eventually cracks, while a dry fix system holds them with screws and clips that do not weaken with frost or movement. Some older or protected buildings still suit traditional bedding, though, and we will tell you if yours is one of them.

Can dry fix go on my existing roof?

In most cases. Dry verge and dry ridge kits are made for the common concrete and clay tile profiles, and fitting them only means lifting the edge and ridge tiles, not the whole roof. Very old or unusual tiles may need a different approach, which we check on the survey.

Do dry fix systems need maintenance?

Very little. There is no mortar to repoint, so the main job is an occasional look from the ground to make sure no cap has been knocked by a ladder or a falling branch. Individual parts can be swapped on their own if one is ever damaged.

Will dry fix change how my roof looks?

From the street you will see a neat, even line of caps along the gable and clean ridge joints with no grey mortar showing. Caps and units come in a range of colours, and we help you choose the one that sits best against your tiles.

Is dry fixing suitable for slate roofs?

Yes, there are dry ridge and dry verge systems designed for slate as well as for tiles. The details differ because slates are thin and flat, so we look at your roof and the existing edge finish before recommending the kit that suits it.
