Benefits of Expert Roof Cleaning & Moss Removal

Ireland’s damp, mild climate suits moss perfectly, and a north-facing slope can go from green-tinged to thickly carpeted in a few winters. Moss holds water against the tiles like a sponge, and when that trapped water freezes it expands and can crack or flake the surface.

Roof Cleaning & Coating

A clean roof is not only about looks, although the difference from the street is striking. Clearing the growth lets tiles and slates dry out between showers and keeps gutters flowing, while a coating adds a water-repellent layer that makes it harder for moss to settle again.

  • Better kerb appeal for selling or letting
  • Tiles that dry out between showers
  • Less frost damage to the surface
  • Gutters and downpipes kept clear
  • Hidden faults spotted during the clean
  • Slower regrowth after treatment

Recommended Roof Cleaning & Coating Experts

We start by checking the roof for broken or slipped tiles, because there is no point cleaning a roof that needs repairing first. Moss is then scraped off by hand and the surface washed at a low pressure that lifts dirt without stripping the tile face or forcing water under the laps. High-pressure jet washing can do more harm than good on older concrete tiles, so we avoid it.

Once the roof is dry, we apply a biocide to kill the spores left behind. If you choose a coating, a breathable, water-repellent finish goes on next, in a colour to suit the roof.

FAQs

FAQs about our roof cleaning service

A few of the questions homeowners ask before booking a roof clean.

Will cleaning damage my roof tiles?

Not with the right method. We remove moss by hand and use low-pressure washing, which cleans the surface without eroding it. Aggressive pressure washing can strip the outer layer of concrete tiles and drive water under the overlaps, which is why we do not use it.

How often does a roof need cleaning?

It depends on which way the roof faces, the shade from nearby trees and the material. A sunny, open roof might stay clear for many years, while a shaded north-facing slope can need attention sooner. The biocide treatment and coating both slow regrowth, and we can tell you what to look out for after the clean.

Is a roof coating worth it?

A coating is optional. It adds a water-repellent layer that helps the surface shed rain and makes it harder for moss to take hold again, and it can freshen up faded tiles. It is best suited to sound roofs; if your tiles are badly worn or porous, we will tell you honestly whether coating or repair is the better use of your money.

Do you clean the gutters as well?

Yes. Moss knocked off the roof ends up in the gutters, so clearing them is part of the job, and we check that the downpipes are running freely. If we find gutters that are sagging, leaking at the joints or cracked, we can quote to repair or replace them.

Can you clean slate roofs?

Yes. Natural slate and fibre cement slate both collect moss and lichen, especially on sheltered slopes. We take extra care on slate because it can be brittle, working from roof ladders and crawl boards rather than walking directly on the surface.

How much does roof cleaning cost?

The figure comes down to how large and steep the roof is, how heavy the growth is, access, and whether you want a coating. We give you a free written quote after looking at the roof, so you know the cost before anything is booked.

Professional Roof Cleaning & Coating

We clean and coat roofs for homeowners and businesses in all five of our counties: Dublin, Kildare, Meath, Wicklow and Louth. Most jobs are concrete tile roofs that have turned dark green over the years, but we also treat slate, clay tiles and the moss-prone flat roofs on extensions and garages.

A cleaned roof looks better the same afternoon, and you will notice the gutters stay clearer through the following winter. Ask about pairing the clean with other roof maintenance to make the most of a single visit.
