Garage Roof Repairs

Garage roofs are often the oldest, cheapest covering on the property, and they tend to be forgotten until the boxes inside get wet. The usual culprits are a single layer of old felt that has cracked in the sun, edges that have lifted in the wind, or a timber deck that has started to sag and hold water.

We find out exactly where the water is getting in and fix what can be fixed, which might mean patching the felt, refixing an edge trim or replacing a few soft boards. If the whole covering is finished, we tell you before you spend money on patches.

New Garage Roof Coverings

When a garage roof needs replacing, we strip it back to the joists or deck, renew any rotten timber, and lay one of three coverings. The choice usually comes down to budget, how the garage is used and whether the roof can be seen from the house.

Replacing Old Corrugated Garage Roofs

Many older garages have corrugated sheet roofs that have turned brittle, cracked or rusty, with fixings that let water drip through every time it rains. We take the old sheets off and either fit new sheeting or, more often, build a new timber deck with a slight fall and cover it with felt, rubber or fibreglass for a warmer, quieter and watertight roof.

Some older cement-based sheets contain asbestos, and removing it is a job for a licensed specialist rather than a roofer. If your garage roof looks like it might, we tell you before any work is planned so the sheets can be tested and dealt with first.

FAQs

FAQs About Our Garage Roof Service

What people usually want to know before they get their garage roof sorted.

Should I repair or replace my garage roof?

If the leak is in one place and the deck feels firm underfoot, a repair is usually sensible. If the felt is cracked all over, the boards flex when you press them, or there are several leaks, replacement costs less in the long run. We show you what we find and price both where both make sense.

What is the best covering for a garage roof?

There is no single best. Felt keeps costs down on a detached garage, EPDM rubber gives you a one-piece covering laid without a flame, and GRP gives a hard, neat finish that looks good from the house. We recommend one based on your garage, not a stock answer.

Can you replace a corrugated garage roof with a flat roof?

Yes. We remove the old sheets, fit new timbers and a deck with a gentle fall towards the gutter, and finish it with felt, rubber or fibreglass. The result is warmer, quieter in heavy rain and far less prone to leaks at the fixings.

Will a new garage roof need new gutters too?

Often, yes. Garage gutters are usually as old as the roof, and a new covering needs a sound gutter and downpipe to drain into. We check the gutters, fascia boards and downpipes at the survey and include them in the quote if they need replacing, so the whole roof edge is sorted in one job.

Can I insulate my garage roof at the same time?

Yes, and replacement is the easiest time to do it. If you use the garage as a workshop, gym or utility space, we can fit rigid insulation over the deck before the new covering goes on, which keeps the space warmer and helps cut down condensation dripping from the underside.
