Roof Window Services We Offer

A roof window is a hole in your roof, and how well it keeps the weather out comes down to what happens around the frame. Because we are roofers, we deal with the tiles, slates, underlay and flashing as part of the job rather than leaving them to someone else.

New Roof Window Installation

We cut the opening, trim the rafters where needed, fit the frame, dress the underlay collar into the felt and install the flashing kit before the slates or tiles go back around it. Inside, the opening is left ready for lining.

Roof Window Replacement

Old windows with misted glazing, stiff hinges or rotten frames can usually be swapped for a new unit in the same opening, as roof windows come in standard sizes. Where the size has changed, we adjust the opening and the roof covering to suit.

Flashing Kit Replacement

The flashing is the set of shaped pieces that lap under and over the roof covering around the frame. When it splits, lifts or was fitted badly in the first place, rain runs straight behind it.

Roof Window Leak Repairs

We find out where the water is actually coming from before touching anything, whether that is the flashing, a cracked slate above the window, a blocked channel at the top of the frame or worn seals on the window itself, then fix that cause.

Here are straight answers to the things people usually want to know before adding or replacing a roof window.

Can a new roof window go into my existing roof?

In most pitched roofs, yes. We check the pitch is within the range the window is made for, then look at the rafter spacing to see whether the window fits between them or whether a rafter needs trimming. A trimmed rafter is supported with new timbers either side.

Is a Velux window the only option?

No. Velux is a well known manufacturer and we fit their windows, but other makes of roof window are available and some suit particular budgets or roofs better. We will advise on what suits your roof, the room below and how you want the window to open, and price whichever you choose.

My roof window is leaking. Does the whole window need replacing?

Not always. Plenty of leaks come from the flashing, a blocked channel above the frame or a damaged slate higher up, and these can be repaired on their own. If the frame is rotten or the glazing has failed, replacing the unit is often better value than patching it.

How long does it take to replace a roof window?

A straight swap into the same opening is often finished in half a day to a day. A new window where there was none before usually takes a day, sometimes a little longer if rafters need trimming or the roof covering is awkward to work with. The roof is closed and watertight before we leave each evening.

Do you finish the inside around the window?

Our work covers the roof, the frame and the weatherproofing. Inside, the opening is left neat and ready for lining. If you would like the reveals plastered or boarded, mention it when we survey and we will discuss what is involved so you know what is included before anything starts.

How It Works

How We Fit a New Roof Window

A single roof window in a tiled or slated roof is normally a one-day job, with the roof watertight again before we leave.

Step 01

Check the Position

We look at the rafter spacing, the pitch and what is in the loft, then agree the size and position with you so the window lines up with the room below and avoids cutting more timber than needed.

Step 02

Open Up the Roof

Slates or tiles are stripped back carefully and kept for reuse, the underlay is cut, and any rafters in the way are trimmed and supported with new timbers so the roof keeps its strength.

Step 03

Frame & Flashing in

The frame is fixed and levelled, the underlay collar is lapped into the existing felt, and the flashing kit is fitted piece by piece from the bottom up so each part sheds water onto the one below.

Step 04

Roof Made Good

The slates or tiles go back around the window and are cut neatly to the flashing. We then hang the sash, check it opens and closes properly and clear away all the waste.
