When to Replace Rather Than Repair

Patching makes sense while the problem is local: a few slipped slates, a cracked ridge tile, a tired flashing. Once the underlay behind the tiles has perished or the nails holding them have rusted through, every repair just moves the leak somewhere else, and the money is better spent on the whole roof.

  • Slates or tiles slipping in several places
  • Old bitumen felt torn or sagging between rafters
  • Daylight visible from the attic
  • Nail sickness on an older slate roof
  • Leaks returning after earlier repairs
  • Soft, rotten battens
  • Porous tiles holding heavy moss

Our New Roof Options

Pick the covering that suits your house, your budget and the look of the street, and we build the whole roof around it.

Underlay, Battens & Ventilation

The covering you see is only the top layer. What sits underneath decides how long the roof lasts, so this is where we take our time.

Tiles or Slate: Making the Choice

Both make a good roof. The right one depends on your house, the pitch and what you want to spend, and we explain the options honestly before anything is ordered.

What Affects the Price of a Roof Replacement

We do not publish prices because no two roofs are alike. Your written quote is built up from the factors below, and we are happy to show you how each one moves the total.

  • Size and pitch of the roof
  • Tiles, natural slate or fibre cement slate
  • Number of hips, valleys and dormers
  • Chimneys and the leadwork around them
  • Condition of rafters and wall plates
  • Scaffolding height and site access
  • Extra ventilation or loft insulation
  • Fascias, soffits and gutters renewed at once

FAQs

FAQs About Our Roof Replacement Service

Answers to the questions we hear most when homeowners are weighing up a full re-roof.

What is the difference between a re-roof and a repair?

A repair fixes one specific fault, such as a broken slate or a failed flashing, and leaves the rest of the roof as it is. A re-roof replaces everything above the rafters: covering, battens, underlay and usually the leadwork, so the whole roof starts again from the same point.

Can you reuse my existing slates?

Sometimes. Good natural slate can outlast two sets of nails, so if most of yours are sound we can strip them carefully, sort them and relay them on new battens and membrane, topping up with matching reclaimed slate. Cracked, flaking or thin slates are not worth the labour of reusing.

What happens if it rains during the work?

We watch the forecast closely and only strip what we can close up the same day. Each evening the open area is weather-proofed with membrane and battens or temporary sheeting, so rain does not reach your ceilings even before the new covering is back on.

Should I replace fascias and gutters at the same time?

Not always, but it is worth checking while the scaffolding is up. If your fascias are rotting or your gutters sag, renewing them in uPVC at the same time saves paying for access twice and gives the new roof a clean, solid edge to finish onto.

Will my home insurance pay for a new roof?

Insurers generally pay for sudden damage, such as a storm lifting part of the roof, but not for a roof that has simply worn out with age. If you are making a claim, we can provide photos and a written report of the damage to support it.

How long does a new roof take?

A straightforward house roof usually takes a week or two once the scaffolding is up. Size, weather and the amount of timber that needs replacing all play a part, and bigger or more complicated roofs take longer. Your quote includes a realistic timeline, and we keep you posted if rain holds things up.

Do I need planning permission for a new roof?

Replacing a house roof like for like is usually treated as exempted development in Ireland, so permission is not normally needed. Changing the height, shape or covering, or working on a protected structure or in an architectural conservation area, is different, and we will advise you to check with your council first.
