Tile Roof Repairs

A tiled roof is only as good as the fixings and underlay beneath them. Storms catch the lower edge and lift it, frost opens hairline cracks, and the nail or clip holding a tile can rust through until it slides out of line. Once one tile moves, rain gets behind its neighbours and onto the felt, and a small gap turns into a damp patch on a bedroom ceiling.

  • Broken, cracked or slipped tiles
  • Valley repairs and relining
  • Ridge and hip tiles rebedded or dry fixed
  • Verge repairs on gable ends
  • Torn underlay and rotten battens
  • Strip and re-tile when repairs stop paying

Dry Ridge Roof Systems

On most older tiled roofs the ridge tiles sit on a bed of sand and cement. Weather gradually breaks that bedding down until it crumbles and the ridge tiles are loose enough for a strong gust to lift them.

Dry Ridge Benefits

Screws and clips hold their grip year after year, so the ridge never needs rebedding the way a mortar one does. Every ridge tile is mechanically fixed, which is what keeps it on the roof in the sort of storm that strips wet-bedded ridges.

  • Each ridge tile fixed down individually
  • Ventilation along the full ridge line
  • No mortar joints to maintain
  • Suits most concrete and clay profiles

Dry Verge Roof Systems

The verge is the sloping edge of a tiled roof at the gable end. Traditionally it is finished with a strip of mortar pointed under the last row of tiles, and that strip sits right in the path of wind-driven rain.

Dry Verge Benefits

Verge caps do not crack or drop in lumps, which matters when the gable is above a driveway or front door. They hold the end tiles down against wind uplift, never need repointing and come in colours to suit most tiled roofs.

  • Nothing to fall from the gable edge
  • End tiles locked against wind
  • No repointing in future
  • Colours to suit your tiles

FAQs

FAQs about our tiled roof, dry ridge & dry verge services.

These are the questions homeowners put to us most often about tiled roofs and dry fix systems.

Can you match the tiles on my roof?

In most cases, yes. Common concrete and clay profiles are still made, and we can usually find a close match. Where a tile has gone out of production, we may take sound tiles from a less visible slope, such as the back of the house, use them on the front, and fit the new tiles where they will not be noticed.

How can I tell if my ridge tiles are loose?

Look along the top of the roof from the ground. Gaps in the mortar line, ridge tiles sitting crooked, or bits of cement in the gutters or on the drive are the usual giveaways. A damp patch on the ceiling directly under the ridge can point the same way.

Is a dry verge worth fitting if my mortar verge still looks fine?

If the mortar is sound there is no rush. Plenty of customers choose to fit a dry verge when other work is already happening on the roof, since access is in place and it saves a second visit. If pieces of mortar have started to drop, or the end tiles are rocking, it is worth acting before a larger chunk comes away.

Should I repair my tiled roof or replace it?

It depends on how widespread the problems are. A handful of broken tiles or a tired ridge are repairs. If tiles are crumbling across every slope, the felt underneath has perished or the battens have rotted, patching keeps costing money without fixing the cause.

Do you work on commercial tiled roofs?

Yes. We carry out tile repairs and dry fix installs on homes and on commercial buildings such as shops, offices and rental properties. Work can be timed to suit tenants or trading hours, and we hold full public liability insurance on every job, whatever its size.
