Damp Proofing

Damp That Starts at the Roof

A brown ring on a bedroom ceiling or a patch of wet plaster high on a wall is rarely a problem with the paint or the plaster itself. In most cases it is water getting in from outside, through the roof, the chimney, a gutter or the wall face, and it will keep coming back until that entry point is closed.

Our approach is to trace the damp back to the point of entry, and that is often well away from the stain itself. Water can run along a rafter or down the inside of a chimney breast before it shows, so we look at the roof and the outside of the building, not only the room where the mark is.

Common Causes of Damp We Repair

These are the faults we find most often behind damp patches in homes and commercial buildings. Each one has a straightforward roofing or masonry fix once it has been found, and none of them is solved by treating the inside wall.

What’s Included

Signs of Water Getting Into Your Building

Damp from the roof and outside walls tends to appear after rain and get worse in wet spells. Look out for any of the following, and note when they show up, as that helps us find the cause.

  • Brown rings on ceilings
  • Wet patches on chimney breasts
  • Peeling paint high on walls
  • Black mould in upper corners
  • Damp insulation in the attic
  • Green streaks on outside walls
  • Crumbling mortar between bricks
  • Musty smell in one room

Penetrating Damp, Condensation or Rising Damp?

Not all damp is the same, and the fix depends entirely on the type. Penetrating damp is water coming through the roof or walls from outside, and that is what we repair. Condensation is moisture from cooking, showers and drying clothes settling on cold surfaces, and it usually needs better ventilation and heating rather than building work.

Damp that rises from the ground only shows low down on walls, usually under a metre high. If what we find looks like ground-level damp rather than water from above, we will tell you honestly instead of selling you a roof repair you do not need.

FAQs

FAQs About Our Damp Proofing Service

These are the questions people ask us most when damp patches start appearing in the house.

How do you find where the damp is coming from?

We start with where and when the damp appears, then work outwards and upwards. That means checking the roof covering, chimney, flashing, gutters and outside walls above and around the affected area. Water often travels before it shows, so a stain in one corner can come from a fault a metre or two away on the roof.

Will painting over the damp patch fix it?

No. Stain-blocking paint can hide a mark for a while, but if water is still getting in, the patch comes back and the plaster behind keeps getting wetter. The source has to be repaired first.

How long does a wall take to dry after the leak is fixed?

It varies with how wet the wall got and how thick it is. A ceiling stain from a short leak can dry in a few weeks, while a solid wall that has been soaking for months can take much longer. Keeping the room heated and ventilated helps, and we can advise when it is safe to redecorate.

Do you do chemical damp proof courses?

Our damp work focuses on water getting in from the roof, chimney, gutters and outside walls. We do not inject chemical damp proof courses. If we find that the problem is rising from the ground, we will tell you so you can get the right specialist, rather than doing roof work that would not help.

Can damp come through a flat roof?

Yes, and flat roofs are a common culprit over extensions, garages and dormers. Splits in old felt, failed joints and poor detailing at upstands and edges all let water through. We can repair the problem area or recover the roof with EPDM rubber, GRP fibreglass or a liquid membrane, depending on its condition.
