Dry Verge

Why Mortar Verges Crack & Fall

A verge is where the tiles run out along the sloping edge above a gable wall. Traditionally, the last tile in each course sat on a strip of undercloak and was pointed in with a bead of mortar. That mortar takes the full force of wind-driven rain on an exposed edge, and it is usually the first part of a roof to fail.

Once it cracks, water gets behind it, frost pushes it apart and chunks start landing on the path, the car or the conservatory below. Worse, the verge tiles were often held by little more than that mortar, so a strong gust can lift them clean off.

Signs Your Verge Needs Attention

You can usually spot verge trouble from the ground. If you notice any of these, the edge of your roof is overdue a closer look.

  • Gaps between the mortar and the tiles
  • Lumps of mortar under the gable
  • Verge tiles sitting higher than the rest
  • Staining on the gable wall below the edge
  • Missing or broken end tiles
  • Moss or weeds growing from the joint
  • Damp on an upstairs gable wall
  • Bare undercloak visible from the road

How a Dry Verge System Works

A dry verge replaces the mortar bead with a run of rigid plastic caps that overlap one another down the gable. Each cap hooks over the edge of a tile and is fixed through to the batten end, so the edge is held mechanically from eaves to ridge.

FAQs

FAQs About Our Dry Verge Service

What homeowners usually want to know before we convert their gables to dry verge.

Can a dry verge be fitted without replacing the whole roof?

Yes. We only need to lift the tiles along the verge itself, so the rest of the roof is left alone. It is one of the most common jobs we carry out on houses where the roof is otherwise in decent shape but the gable mortar keeps breaking up.

What if my gable has a bargeboard?

Many houses have a timber or uPVC bargeboard along the gable. A dry verge can sit over it, and if the board is rotten we can replace it in uPVC at the same visit, so the edge looks finished and never needs painting again.

Will dry verge caps blow off in a storm?

Not when they are fitted correctly. Each cap is mechanically fixed to the batten and locked into the next, which is far stronger than a tile held only by a bead of mortar. The weak point is always rotten batten ends, which is why we check and renew them first.

Can you match the colour of my roof?

Verge caps come in a range of colours, including black, brown, grey and terracotta shades. We pick the one that sits best with your tiles, and on a semi-detached house we can match your neighbour's verge if theirs has already been converted.

Is a dry verge suitable for an older house?

On most concrete and clay tiled roofs, yes, whatever the age of the house. On natural slate and some period properties, a traditional mortar verge or a slate-specific dry system may look better, and we explain the options before you decide.

Why Choose Us

Why Choose Us for Your Dry Verge?

Verge work happens on the most exposed edge of the house, often right above a neighbour's driveway, so it needs care as much as speed.
