Roof Replacement

What is Roof Replacement & When Do You Need It in Dublin?

Roof replacement means taking the old covering off completely, down to the rafters, and building the roof up again: new membrane, new battens, new tiles or slates, and new ridge, verge and flashing details. It is a bigger job than a repair, so we only recommend it when patching would cost you more over the next few years than starting fresh. We take on roof replacement across County Dublin (D01 - D18), including nearby Smithfield, Temple Bar, Stoneybatter and Phoenix Park, from our office in Sandyford, Dublin: call 01 263 5253 for a free written quote.

  • Leaks appearing in different places
  • A sagging or uneven roof line
  • Daylight showing in the attic
  • Old felt that crumbles when touched
  • Lots of slipped, cracked or porous tiles
  • Damp patches on upstairs ceilings
  • Moss holding water across whole slopes

How much does roof replacement cost in Dublin?

There is no fixed price for a new roof, and anyone who quotes one over the phone without seeing it is guessing. The bill is shaped by the square metres involved and the roof pitch, the covering you pick, how much timber needs replacing and the access: scaffolding a two-storey house is a very different job to reaching a bungalow.

  • Roof area and pitch
  • Tiles, slate or flat membrane
  • Condition of rafters and battens
  • Scaffolding and access
  • Chimneys, valleys and roof windows
  • Insulation upgrades at the same time

How It Works

How we Replace Your Roof in Dublin

Every re-roof follows the same order of work, so you always know what stage your roof has reached and what comes next.

Step 01

Initial inspection & free quote

We look at the roof from outside and, where possible, from the attic, checking the covering, timbers, chimneys and gutters. You then receive a written quote setting out the materials, the scope and what is included, with no charge for the visit.

Step 02

Safe removal of old roofing

With scaffolding in place, we strip the old covering by hand and check every rafter and wall plate. Weak timber is repaired or replaced before anything else goes on.

Step 03

New roof installation

A breathable membrane and treated battens go on first, then the new tiles or slates, laid and fixed to suit the pitch. Valleys, abutments and flashings are formed as we work across each slope.

Step 04

Final inspection & guarantee

We finish the ridge, hips and verges, fit new gutters where they are part of the job and clear the site. We then check the finished roof with you, and the work is handed over backed by our guarantee.

FAQs

FAQs about our Roof Replacement service

Answers to what homeowners in Dublin usually ask us before committing to a new roof.

How long does a roof replacement take?

It depends on the size of the roof, the covering and the weather. A straightforward re-roof on a typical house is usually measured in days rather than weeks, while larger or more complicated roofs take longer. We give you a realistic timeframe with your quote, and the roof is made watertight at the end of every working day.

Can I stay in my home while the roof is being replaced?

Yes, nearly everyone does. The work happens on the outside of the house, and any exposed section is covered with temporary sheeting whenever we stop. Expect some noise and dust in the attic, so it helps to move anything stored up there before we start.

Do I need planning permission to replace my roof?

Replacing a roof like for like generally does not need planning permission. Changing the roof shape or height usually does. If your home is a protected structure or sits in an architectural conservation area, check with your local council before booking, as a change of material may need approval there.

Should I choose tiles or slate for my new roof?

Concrete tiles are the most economical option and suit most modern houses. Natural slate such as Blue Bangor has a finer, traditional look and lasts extremely well, while Cedral fibre cement slate gives a slate appearance at lower cost and weight. We will tell you which suits your roof timbers, the style of the house and your budget.

Can you replace just part of my roof?

Sometimes. If the damage is confined to one slope or an extension, replacing that section can make sense. The catch is matching, because older tiles can be hard to find, and a new section beside a failing one may only delay the inevitable.

Is the survey and quote really free?

Yes. The survey and written quote cost you nothing and there is no obligation to go ahead. The quote covers materials, labour, scaffolding and waste removal.

Professional Emergency Roof Repairs Dublin

A roof that needs replacing does not always wait for a convenient date. If a storm strips tiles or water starts coming through a ceiling, our emergency roofers cover Dublin 24/7, 365 days a year, weekends included. We make the roof safe and watertight first, with a temporary cover or repair, then explain whether a full replacement is the right long-term answer.

Where we can, the repair is carried out the same day. If the damage shows the roof has reached the end of its life, you receive a written replacement quote once the immediate danger is dealt with, so a major decision is never rushed while water is still dripping into a bucket.
